HVAC CONTROLLERS & MAINTENANCE
Each apartment is heated and cooled using a "Mitsubishi Mini Split System" which is a heat pump HVAC unit that is extremely efficient and easy to use. Each blower/ air handler unit is controlled by a hand held unit - we will be giving you one or more of such hand held unit which controls/sends commands individually to each of the blowers in your apartment – as there are ____ blowers in the apartment. If you lose or break the hand held controller units we will provide you with a replacement for a charge of $25 for each replacement hand held controller. To cool please make sure the hand held control unit reflects you have set the unit to cool mode – showing the SNOW FLAKE icon. The fan can be set to auto or various speeds desired on the hand held controller. Each air handler has a condensate pump which has a reservoir that needs to be regularly cleaned monthly and flushed using regular white vinegar. Also the filters located in the air handler which can be accessed by lifting open the main cover, need to be cleaned regularly, either wiped clean or sprayed clean with water in the kitchen sink. If your system stops cooling properly, contact the landlord immediately as he will walk you thru the RESET protocol – which is - first turn off all air handler units in the apartment, then turn off the designated HVAC electric breaker switch specifically for the HVAC which is located within the electrical “switch box within the apartment. AFTER 20 minutes, turn the breaker switch back to the “ON” position – then turn each of the air handler blower units back on and set them initially at 77 degrees as they should then start to blow cool air within another 5 minute period. Please also refer to the hvac manual you were given when you moved in and when you executed the lease document.

it Is very important that you call us AND you text us, and/or email us and that you receive a specific written response back ( as we will respond by text or email when you call us (as well) and when there is any requirement to review/ call for service or provide maintenance for any of the systems in the apartment i.e Water Heater, Appliances, HVAC, electrical etc, OUR WRITTEN RESPONSE confirms we are aware of a concern or need for maintenance, and please note that As landlord our cell 210-912-9489 is on 24 hours/day and it is important to us to respond to you in a very diligent fashion per the terms of the lease. As tenant, you are responsible for changing batteries (small 9V rectangular type) in the smoke detectors in “after hours” if they start to “chirp” letting you know that the batteries are running low. We are happy to change such batteries for you when we are present at the apartments during regular hours performing normal maintenance at the building. We also suggest you pay attention to your HVAC controllers as they may need new batteries from time to time as they use two AAA batteries. As for maintenance of the systems and appliances in the apartment we ask that you patiently wait until we can get proper repairs and maintenance and please do not attempt to complete fixes on your own, without discussing such action with us and receiving permission to do so. The terms of the lease are very clear as to repair and maintenance requirements as to timing – we are committed to diligently address all concerns that you express.
